  1. Declutter, depersonalize, and deep clean

A home should be as to a blank slate as possible when selling homes so that potential buyers can look at the beautiful features without focusing on your stuff or any dirt and grime. A crowded closet or cabinet, cramped rooms full of furniture, and junk mail sitting on the counter can all detract from the home viewing experience. 

2. Pre-listing inspection

Home inspections are unavoidable in most cases and some mortgage lenders may require one. As a seller, having a pre-listing inspection will put you ahead of the game instead of waiting for the results of a buyer-requested home inspection. 

3. Addressing important repairs 

With the pre-listing inspection, you can address any important repairs that need to be made. By proactively taking care of repairs ahead of time, you may not have to negotiate with those items buyer later and can help to encourage more substantial offers overall.

4. Spruce up your curb appeal

Pressure wash the exterior of your home, spruce up the entryway, and patch up any cracked concrete or broken pavers. There are also a variety of curb appeal projects as the weather gets better! Some high ROI projects include basic yard care, laying mulch, landscaping upgrades like a walkway or flower beds, new exterior paint, or installing a new garage door.

5. Consider staging

Staging may seem like an unnecessary added expense, but it can make a huge difference. Although staging is cosmetic, a well-staged home helps buyers envision themselves living there. And if the home is empty, you can even consider virtual staging!
