The Boulevard Reno: A $350M Sports & Entertainment District is Coming to Reno

In the world of luxury real estate, few forces shape a community's desirability more powerfully than bold, transformative investment. And right now, Reno is on the verge of one of its most exciting developments in decades — a walkable, mixed-use sports and entertainment district that will redefine an entire corridor of the city.

Introducing The Boulevard Reno

In April 2026, Reno Pro Soccer submitted formal project entitlements to the City of Reno for a sweeping 28-acre redevelopment at the corner of Kietzke Lane and Peckham Lane, just east of the Atlantis Casino Resort. The project, totaling an estimated $350 million, would transform the former Jones West Ford dealership site and an adjacent strip mall into a vibrant, pedestrian-focused destination unlike anything Northern Nevada has seen before.

What's Being Built

The Boulevard Reno is designed as a cohesive, walkable district with sports at its core. Here's what's planned for our community:

A 6,000-Seat Professional Soccer Stadium The centerpiece of the development is a soccer venue with more than 6,000 seats that will serve as the permanent home of Reno's new United Soccer League Championship franchise, Reno Pro Soccer, set to begin play in 2028. The stadium will feature suites, club seating, and flexible community event space.

Hotel, Casino & Community SpaceThe hotel-casino will feature more than 300 guest rooms, a boutique gaming floor, and a full-service sportsbook, all operated by local casino veteran Dean DiLullo of the Carson Nugget. The development will also provide flexible community spaces for events, meetings, and gatherings, along with more than 1,200 parking spaces to support accessibility.

Electric Avenue: An Open-Air Retail & Dining Village The retail component features 55,000 square feet of curated restaurant, bar, and shop space centered on a public plaza called Electric Avenue. One anchor building alone will house two restaurants, two bars, three retail spaces, and a team store.

What This Means for the Reno-Tahoe Region

This development is more than a stadium — it's a statement and a long-term investment in our community. For those who live, invest, or are considering relocating to the Reno-Tahoe area, The Boulevard Reno represents exactly the kind of momentum that elevates a community's long-term value and lifestyle appeal.

A New Anchor for South Reno's Growth Corridor The Kietzke-Peckham intersection has long been an underutilized stretch anchored by big-box retail. This project reimagines that space entirely, replacing surface parking lots and aging strip malls with a walkable destination that attracts visitors, residents, and economic activity year-round. For luxury buyers eyeing neighborhoods in South Reno like Montreux, ArrowCreek, and the Mount Rose Corridor, having a world-class entertainment hub just minutes away only adds to the areas’ appeal.

Infrastructure Investment as a Market Signal A $350 million private investment signals deep confidence in Reno's economic trajectory. Combined with the $650 million airport expansion currently underway, the redevelopment of the former Harrah's Reno property, and continued tech-sector growth, The Boulevard Reno is another piece of a larger picture: Reno is maturing into a genuine destination city — and the luxury real estate market reflects that.

Over 1,100 New Jobs for Our Community Reno Pro Soccer projects the development will generate more than 1,100 new jobs — a meaningful boost for the local economy that extends well beyond game days. From hospitality and retail to construction and operations, these are lasting careers that strengthen the fabric of our community. For residents and prospective buyers alike, a thriving local job market translates directly into neighborhood stability, increased demand, and long-term property value growth.

Professional Sports Return to Reno Reno had a beloved professional soccer team, Reno 1868 FC, before the pandemic shuttered it in 2020. Its return through the USL Championship in 2028 brings with it renewed civic pride, local identity, and the kind of community energy that makes a city feel alive. For buyers relocating from larger metros, the presence of professional sports — alongside the outdoor lifestyle and Nevada's favorable tax environment, makes the value proposition even more compelling.

"By Locals, For Locals" — A Community-Driven Vision Reno Pro Soccer Co-Founder and CEO Wendy Damonte has been clear: "This is about building something lasting for our community. It's by locals, for locals — a place where people can come together to celebrate, connect, and experience the best of Reno year-round." That spirit of local ownership and investment resonates deeply in a market where residents and buyers alike are increasingly drawn to authenticity and community character.

As Reno continues to evolve with landmark investments in infrastructure, sports, entertainment, and hospitality, there has never been a better time to explore what this region has to offer. The Boulevard Reno is just one more chapter in a compelling growth story.

Whether you're drawn to the mountain views, the Nevada lifestyle, or the investment opportunity, Sullivan-Neal Luxury Real Estate is here to help you navigate every step of the way.

Led by Brooke Sullivan and Heather Neal, Nevada's 1 team, we bring unmatched local expertise, strategic insight, and a genuine passion for this community to every client relationship. If you're ready to explore what's possible in Reno-Tahoe, we'd love to connect.

A New Gateway to Luxury: Reno Tahoe International Airport’s $650M Expansion

In the world of luxury real estate, connectivity isn’t just convenience, it’s a catalyst. And now, the Reno‑Tahoe region is strengthening its appeal on both the national and global stage with a transformative investment in air travel infrastructure.

On March 3, 2026, Reno‑Tahoe Airport Authority held a ceremonial groundbreaking for the New Generation A & B Concourses; a $650 million expansion project that marks one of the most significant upgrades in the airport’s history. This effort is a key part of the airport’s ambitious MoreRNO Infrastructure Program, designed to modernize facilities and support projected passenger growth for decades to come.

Reimagining the RNO Experience

Currently, Reno‑Tahoe International Airport (RNO) features older concourses dating back to the early 1980s. While well‑served for past years, these facilities were originally configured for smaller aircraft and a lighter travel load. The new concourses, New Gen A & B, will replace and modernize the existing B and C terminals, nearly doubling useful travel space and adding hundreds of upgraded features.

Here’s what’s capturing the attention of travelers and locals alike:

Modern design and aesthetics inspired by the surrounding Sierra Nevada mountains, creating a sense of regional place and pride.

Expanded holdrooms, seating, and natural light, relieving overcrowding and enhancing traveler comfort.

Updated travel tech, signage, and wayfinding for smoother journeys from check‑in to departure.

Improved restrooms, accessibility features, and family‑friendly spaces, reflecting contemporary traveler expectations.

Dual taxi lanes between concourses to speed aircraft turnaround and improve on‑time performance.

Construction will be staged in phases, beginning with Concourse A, and both buildings are expected to be complete by late 2029.

What This Means for the Reno-Tahoe Regin

From a luxury real estate perspective, major airport upgrades can accelerate growth and desirability in surrounding communities. Here’s how the expansion intersects with lifestyle and investment trends:

1. Enhanced Transportation Equals Elevated Market Appeal Travel convenience is often a key consideration for high‑end buyers, especially those relocating from out of state. With widened concourses and expanded capacity, RNO will be better positioned to attract more nonstop flights, foster new airline routes, aircrafts of all sizes and welcome more professionals, business travelers, and vacationers to the Reno‑Tahoe corridor.

2. Infrastructure as a Signal of Long‑Term Confidence A $650 million public‑private investment isn’t just about buildings, it’s a public vote of confidence in the region’s economic trajectory. Such infrastructure milestones often precede residential and commercial growth, boosting buyer confidence in luxury neighborhoods surrounding Reno and Lake Tahoe.

3. A Refined Traveler Experience Upscale buyers expect seamless experiences. The improvements at RNO, from elevated design choices to regionally inspired aesthetics and amenities align with luxury expectations. This signals that Reno isn’t just a place to fly through, it’s a destination with deliberate, quality‑driven growth.

4. Supporting Tourism and Second‑Home Demand Whether it’s skiing in the mountains, summer days on Lake Tahoe, or year‑round outdoor adventures, seamless air travel makes the region even more desirable. The airport upgrades accommodate higher visitor volumes while minimizing travel friction, a key advantage for tourists, second‑home buyers and investors seeking convenience and lifestyle.

MoreRNO: A Broader VisionThe concourse expansion is only one piece of the MoreRNO infrastructure program. Other projects include:

Ground transportation improvements that streamline access to and from the airport.

Modernized parking logistics and rental car facilities.

A new police and airport authority headquarters, finished by 2027.

Together, these developments reflect a future‑forward vision, one that accommodates our growing population and enhances the region’s competitive edge as a hub of luxury living, outdoor lifestyle, and economic opportunity.

As Reno‑Tahoe evolves into an increasingly connected and accessible destination, there’s never been a better time to explore the region’s luxury real estate.

Whether you’re seeking a mountainside retreat, a serene escape, or a sophisticated home tucked among the pines, Sullivan‑Neal Luxury Real Estate is here to guide you every step of the way.

Led by Brooke Sullivan and Heather Neal, Nevada’s 1 team, we combine local expertise, strategic insight, and a deep passion for this community to ensure your journey in Reno‑Tahoe is as seamless and elevated as the lifestyle you’ve envisioned.

Reno-Tahoe Luxury Real Estate: Winter & Early Spring 2026 Market Insights

Luxury real estate in our region entered 2026 with strong momentum, building on a robust 2025. In the 4th quarter, sales remained steady, primarily driven by local buyers looking to “move up”—securing larger, higher-quality properties while staying in Reno, because it is, quite simply, home.

Now, as we settle into the new year, market activity is picking up. With increased inventory, buyers have more options, and well-presented properties in prime locations with desirable amenities are expected to see continued, modest price appreciation. Homes in need of updates or significant renovations may require strategic pricing to remain competitive in this evolving market.

Why Winter and Early Spring Is an Exceptional Time to Buy or Sell

March marks a pivotal moment in the Reno-Tahoe luxury market. Inventory typically begins to rise after the slower winter months, giving buyers more choice before the spring rush. Well-prepared properties can stand out in a less crowded market, attracting serious, motivated buyers.

For sellers, now is the perfect time to strategically position your home. Homes staged and priced effectively before peak spring listings often sell faster and at stronger prices.

For buyers, early spring is the perfect time to explore new listings before competition intensifies. With increased inventory and motivated sellers, March offers an ideal opportunity to secure a luxury home ahead of the high-demand summer season.
