Governor Brown's going to cut programs—and make up the rest in taxes.

Lawmakers in Sacramento are scrambling to find solutions to the budget shortfall. In the meantime, people are leaving the state. If a person is overtaxed, one of the only recourses is to move out of the state.

Let's face it—it's not worth living in CA if a large portion of your income goes to the State via taxation.

But, enough about California. Let's move on.

Montreux Golf Course Opening

The golf course is scheduled to open for play Friday, April 27th through Sunday April 29th, with tee times beginning at 9 am.

All golf cart traffic will be limited to cart path only to avoid any damages to multiple newly seeded areas throughout the golf course and to help ensure better playing conditions for everyone throughout our upcoming season.

The golf course will close briefly from Monday, April 30th through the beginning of the week to allow continued golf course maintenance and irrigation for newly reseeded areas as necessary per our extremely dry winter and cold spring, and will reopen later in the week.

Thank you for your patience and understanding as our staff has been doing everything possible to get our golf course healthy and playable once again after this winter's harsh conditions.

Our utmost concern has been to open our golf course as soon as possible—once playable, while ensuring no further damages are incurred that would hinder golf course conditions for our Members throughout the entirety of the upcoming season.

Investing in greens covers this spring and the forecast warmer weather this week look to finally allow for new seed germination and turf growth in spite of last week's snow.

Complimentary Custom Club-fitting, BBQ and 3-Hole Challenge!

Please join us this weekend, Saturday & Sunday April 21st & 22nd for complimentary custom club-fitting from the Montreux golf professional staff, and Saturday's hosted BBQ and beverages on the driving range and "3 Hole / Practice Holes Challenge!"

Demo clubs and club fitting equipment from TaylorMade, Titleist, and Ping will be available on the driving range from 10 am to 3 pm as administered by the Montreux golf staff.

A hosted BBQ and beverages station will be available for members on the driving range from 11 am to 2pm on Saturday and play in our "3 Hole / Practice Holes Challenge" Saturday as we give out prizes for men's and ladies individual low net, low gross, closest to the pin, and long drive awards.

Current Hours of Operation

The Montreux Golf Shop is currently open daily from 8 am to 6 pm. The driving range is open for member use on a daily basis, hitting range balls off mats to better assist our turf conditions for the upcoming season ahead.

The practice holes are open for member play on a daily basis, with all carts limited to cart paths only to assist helping the turf for the upcoming season.

We are excited to see everyone out golfing very soon and using all club facilities throughout the entire golf season ahead.

Jerry Brown's Latest California Accomplishment and Why Smart People Are Fleeing Across The Border To Nevada

A 13.3% income tax rate is just fine... everybody needs to pitch-in and pull their weight.

Easier said than done, right?

It looks great on paper. But, it's an entirely different matter altogether when YOU are the one paying 13.3% income tax.

Now, to be clear, I didn't make up the 13.3% income tax. Even though 88% of all statistics are made up, I didn't make number this up.

Nope. This is all Jerry Brown.

California has a giant budget deficit—$9.2 billion to be exact.

Something needs to be done.

"So he and the unions agreed to back only one initiative with a top rate of 13.3%. The measure would also raise the state sales tax by a quarter of a percentage point to 7.5%, or more than 9% including the sales tax in some cities. Oh, and instead of lasting five years, the income-tax increase would last for seven."

Yes, more taxes. That's the answer.

Allow me to show you one thing smart Californians are doing that not many people know about.

This is a very easy technique. It's designed to do one thing... wait, more on that in a second.

Let's talk a little more about California.

I love California. San Francisco is one of my favorite cities. I love the beach. I love Napa Valley, Yosemite, Big Sur, the list goes on.

But I wouldn't live there.

How's the saying go? "Great place to visit... "

For those who live there, here's what you can expect in the near future:

"So for the privilege of living in California, a millionaire would pay close to $125,000 a year more in income tax than someone in Nevada, Texas or Florida. A Californian earning $10 million would pay an extra $1 million or more than if she moved to a state without an income tax, or nearly $500,000 than an average tax state."

I don't know about you, but $125,000 more in my pocket offers a lot of opportunities. I'm confident sending it to California's deficit problem doesn't deliver the same set of opportunities.

What's the simple solution for smart Californians?

Move to Nevada... we don't have state income tax.

Listen, California's problems are so big they don't have a lot of options. Governor Brown has to do what he has to do.

And that means asking "rich" people to pay their fair share... 13.3%.

Montreux Leads the Pack in Awards

The 21st annual Nevada Landscape Association banquet was held on Friday, November 11, 2011 at D’Andrea Golf Club. In attendance were members of many Reno area landscape companies and their guests. Century Landscapes received recognition from the association in the form of four first place awards and the coveted president’s award.

Among their achievements were first place for The Montreux Commons in the large commercial maintenance category and Creekside Manor for the medium sized commercial maintenance category. Sean McEwen’s residence won first place for small residential maintenance.

First place was also given for small installation at the Mustang 22 memorial site which also won the Presidents award. Mustang 22 was designed and installed at no charge in memory of the crew of Mustang 22 who lost their lives in the line of duty in Afghanistan in 2005, all of whom were stationed at Stead and were local heroes. Dan George was also recognized as the newest member of the Nevada Landscape Associations board.

Montreux is off to an interesting start for 2012! With the mild winter at hand, the course is still open and in full swing. Temperatures have been in the high 50's and low 60's—a perfect combination to ski and golf in the same day!

Montreux Real Estate Recap for 2011

Montreux real estate moved in a very positive direction this past year. We saw a significant improvement over 2010 in overall sales volume and average sales price.

In 2011, 27 home sales closed compared to 21 in 2010 (three homes are currently in escrow). This is a 30 percent increase in sales volume over last year!

Average sales price in 2011 was $1,106,157 compared to 2010 was $905,924—a 22 percent increase! Not too shabby for what some say is a declining market.

In 2011 we implemented new marketing strategies that brought us more leads, and helped our team stay at the top of Montreux real estate sales.

Brooke, Monica and Rob have more than 24 times the market share with the next closest competitor at only 3% Montreux market share!

It's official, Spring has sprung in Montreux! The course is open and temperatures should hit 80 degrees this week! The sun worshippers and "snow-birds" are out in force as the community is buzzing with activity and tee times.

There has been some major movement in the Montreux real estate community since the last newsletter. A total of 4 homes and 4 custom homesites have closed escrow over the last month. Additionally, there are six properties currently "pending" in the Montreux community.
